This helps decrease the amount of money that the house would cost if it was detached, but that doesn&#8217;t mean that the house isn&#8217;t worth a lot. Semi-detached houses can be extended via extra rooms, storage, garage or a conservatory. Of course, due to the fact that there is a house next room, neighbour&#8217;s noise can be heard more than that of a detached, but this can be prevented by having friendly neighbours. A semi-detached usually belongs to working and middle classes, as well a students.</p>

			<content:encoded><![CDATA[<p>One of the more hands on services offered by property management companies is the regular maintenance and up keep of buildings and / or land. Whether the properties are classed as residential or commercial, a management company must offer the full spectrum of services to cover for any eventualities that may arise.<br />
Standard services include plumbing, electrical work, decorating, carpentry, gas work and gardening.</p>
<p>Some of these services can be bought in under contract by the property management company; others may be undertaken by the company themselves. The important part to remember is that the calibre of service is right for the job – for example all gas works should be carried out by a Gas Safe Registered technician (this was previously known as being Corgi registered).</p>
<p>Electricians should all be Part P registered to comply with new regulations, plus check with them the extent of their remit – as they may not take on work that requires building control notification. If your plans require notifying the council, make sure you have comprehensive plans and permission before contracting in workers.<br />
Other services like decorating and gardening can be completed by various groups, and qualifications are not as important to have in place.</p>
<p>That said, it’s still advisable to opt for a time served worker with a good knowledge in their field to ensure their work reflects well on the image of the management company, as reputation counts for a lot and it only takes one bad experience to taint a management companies name.</p>

			<content:encoded><![CDATA[<p>When you’ve reached the point where you either have too many properties to manage yourself or should you have a property aboard that requires regular checks, then you are on the cusp of setting up an agreement with a property management company.</p>
<p>The most important part of the deal is to agree the service level offered and check it matches your requirement before you commence in to contract with them. Each property will have different requirements and, more importantly, each management company will offer differing services. </p>
<p>Once happy with the service level, the prices must reflect what you are happy to pay, and ensure that you can recoup them by passing them on to your customers via the rental fees.</p>
<p>Its good advice to speak with current clients of property management, to ensure they receive all that was promised. This is a perfect way to gauge suitability of the management company to your specific needs.  Alternatively, agree a trial for 3 months – this way you can get out of contract should you feel the service is not as expected.</p>
