One of the more hands on services offered by property management companies is the regular maintenance and up keep of buildings and / or land. Whether the properties are classed as residential or commercial, a management company must offer the full spectrum of services to cover for any eventualities that may arise.
Standard services include plumbing, electrical work, decorating, carpentry, gas work and gardening.

Some of these services can be bought in under contract by the property management company; others may be undertaken by the company themselves. The important part to remember is that the calibre of service is right for the job – for example all gas works should be carried out by a Gas Safe Registered technician (this was previously known as being Corgi registered).

Electricians should all be Part P registered to comply with new regulations, plus check with them the extent of their remit – as they may not take on work that requires building control notification. If your plans require notifying the council, make sure you have comprehensive plans and permission before contracting in workers.
Other services like decorating and gardening can be completed by various groups, and qualifications are not as important to have in place.

That said, it’s still advisable to opt for a time served worker with a good knowledge in their field to ensure their work reflects well on the image of the management company, as reputation counts for a lot and it only takes one bad experience to taint a management companies name.
